Step 1: Assess Your Needs
Our process begins with an initial meeting with you to discuss project scope, including your needs, wants, concerns, and budget. It is at the first step when we focus on building a partnership with you. We will provide a budget range based on the scope of work outlined during the initial consultation.
Step 2: Define Project Scope & Budget
Preliminary plans. Bring us your plans or have us design preliminary plans for you.
Once we have a sense of your needs, goals, and budget, we’ll work with you to develop preliminary plans that more accurately determine project scope and costs. Preliminary plans are have enough information for the subs and vendors to estimate what their costs would be to build your project.
At this phase Ken Gorman takes you selection shopping with our trade vendor partners to create the preliminary lists of products you would prefer to incorporate into your project. Ken feels this time spent together is critical share time to understand how his clients would personalize their project. Ken becomes the coach / designer offering many ideas along this process to get the most value for your budget. These selections are communicated to all trade partners involved to estimate the preliminary budget.
Step 3: Concept, Design & Establish Contract
After we have defined the overall project scope, we collaborate with our team of specialty trades people to make sure all aspects of design, needs, and budget are met. At this step of the process, we accomplish 4 key tasks:
Proposal Presentation:Gorman Homes will provide a detailed proposal outlining scope of work and project cost. To determine project cost and or design constraints, we will provide subcontractor walk-through as needed. This proposal may still include allowances for items yet to be selected.
Construction Plans & Selections:The decisions and selections for the project are completed; i.e., cabinetry, plumbing fixtures, electrical fixtures, countertops, etc. Final construction plans are prepared. Pricing finalized.
Final Design Approval:Final design is approved by the client based upon the revised preliminary plan. Agreement defined and down payment taken toward the cost of the project to produce construction drawings and site plan.
Step 4: Begin Construction
Gorman Homes compiles all information to produce job folders, work requests, building permits, and schedule.
